15 Grafton Road Roseneath, Wellington City

Presented to the market for the first time in 50 years and standing the test of time, this 1950's era home stands out as an amazing opportunity in much sought after Roseneath. The views are breath-taking.

This is an Estate sale, and there is no doubt that immense value could be added via some straightforward improvements. You can upgrade a home, but you cannot upgrade a location and Roseneath is one of the best in Wellington.

There is parking for two vehicles on a car pad, with access to the property's 527 sqm of freehold land.

There are four bedrooms and two bathrooms spread over two levels. The property has been used as a home and income in the past and lends itself towards this option for someone looking at making mortgage payments a whole lot easier. Live in the top, or live in the bottom and really get ahead! There is access to the self-contained lower-level both internally and externally.

The conservatory space acts like an inbuilt heater, radiating warmth. This is a magical place to spend an afternoon. The kitchen is huge, and there are bathrooms on both levels with a separate laundry space, and ample storage in the basement.

Zoned for Wellington College, Wellington East and Wellington High along with Roseneath and Hataitai Schools and Evans Bay Intermediate.

You are close enough to walk to town and definitely close enough to enjoy oriental parade. A bus stop is so close on Grafton Road. So whether it be by car, bus, bike or foot - you have options.
